The farm and courtyard at Tuck Mill are on a gentle slope as is much of East Devon. Tallet and Rack Hays are quite different in design and layout and the floorplans should give a helpful indication with regard to this.
Upon arrival at Tuck Mill Barns you come up a 50m gravelled track leading to the gravelled parking area for the barns. The track is only short and does not have passing places on it so please give way to oncoming traffic.
At the top of the track you enter the parking area with Rack Hays down to your left and parking to your right under the old Oak Tree, and Tallet straight ahead with parking in front of it. The owners' farmhouse is on the opposite side of Tale Lane.
You enter Rack Hays through the front door on a level into the hallway, utility room, cloakroom, living room and bedroom with en suite wet room. There are two steps down from this level to the kitchen/dining room. Off the hallway at the same level are French doors to the covered terrace and level lawned garden with level patio and picnic table.
From the hallway turning stairs lead up to the first floor, with to your left, the master bedroom with en suite wet room, straight ahead is the main bathroom with tub bath and shower cubicle and to your right are two further bedrooms.
There is designated parking for Rack Hays just above the garden under the oak tree and you can either walk around into the courtyard and enter through the French doors into the kitchen and living room or come down the track through a gate and up the path to access the front door.
You enter Tallet up three steps from the parking area to FIRST FLOOR LEVEL and the hall with cloakroom and utility room. The open plan accommodation then leads through the lounge and dining areas to the kitchen. From the kitchen a stable door leads to a balcony and an external staircase with 11 steps leading down to ground level.
From the dining area a turning staircase leads down to the lower hall and the four bedrooms, one with en suite wet room and one with en suite shower room with cubicle. The main bathroom is at the same level.
From ground level there are three steps up to the paved terrace and then a path leads up the bank to the mainly grassed and gently sloping garden. There is designated parking for Tallet immediately to the front of the front door and in addition to the front door access you can walk around into the gravelled courtyard and enter through the glazed French door.
The buildings are at the centre of 60 acres of gently sloping Devon countryside.
To gain access to the games room, all guests walk across the gravelled courtyard and through the stable door.
Tuck Mill is a working farm and livestock graze our fields. Most fields are gently sloping, grass lengths can vary and inevitably there are uneven areas. Google Earth will give a clearer idea of our location.
